DSCR Calculator — Debt Service Coverage Ratio

Quick Guide: Enter your monthly Net Operating Income (NOI) and monthly debt service to calculate your DSCR. You can also calculate NOI from gross income, expenses, and vacancy rate — or calculate debt service from a loan amount, interest rate, and term.

What Does DSCR Stand For?

DSCR stands for Debt Service Coverage Ratio. It is a key metric used in commercial lending to measure whether the cash flows generated by an investment are sufficient to cover the debt obligations associated with it.

Commercial lenders most commonly use DSCR — instead of personal credit scoring — to determine whether a borrower's investment will generate an adequate return and whether loan repayments can be met comfortably.

Unlike personal mortgages, commercial loans are taken with one primary objective: generating income. For example, as a real estate investor, you might purchase a building to rent out apartments. The rent paid by tenants must cover the loan payments (principal + interest) and still provide you with a profit. Your lender won't focus on your credit history — they'll focus on predicted cash flows.

How to Calculate DSCR

The debt service coverage ratio formula is straightforward:

DSCR Formula:

DSCR = NOI / Debt Service

Where: NOI = Monthly Net Operating Income; Debt Service = Monthly payment towards debts

Calculating NOI from Inputs

If you don't know your NOI directly, you can calculate it from the gross income:

NOI Formula:

NOI = (1 − Expenses%) × (1 − Vacancy%) × Gross Income

  • Gross Income (GI) — Monthly rent paid by tenants
  • Expenses% — Monthly expenses for maintenance, repairs, cleaning (as % of GI)
  • Vacancy% — How often there is no tenant (as % of GI)

Example: Monthly rent = $8,000, expenses = 20%, vacancy rate = 5%

NOI = (1 − 0.20) × (1 − 0.05) × $8,000 = 0.80 × 0.95 × $8,000 = $6,080

Calculating Monthly Debt Service from a Loan

The monthly debt service (mortgage payment) is calculated using the standard amortization formula:

Monthly Payment Formula:

M = P × r × (1+r)ⁿ / ((1+r)ⁿ − 1)

Where: P = Loan amount; r = Monthly interest rate (annual rate / 12); n = Loan term in months

Minimum Acceptable DSCR

Commercial lenders typically require a minimum DSCR before approving a loan. Here's how to interpret your DSCR:

DSCR Value Interpretation Lender View
Below 1.00 Insufficient cash flow — NOI does not cover debt payments Loan will typically be denied
1.00 – 1.24 Break-even or minimal surplus — risky for lender Most lenders require at least 1.20–1.25
1.25 – 1.49 Good — meets standard commercial lending requirements Generally acceptable for most lenders
1.50 and above Excellent — strong cash flow buffer Preferred by lenders; favorable terms possible

Industry Standard: Most commercial lenders require a minimum DSCR of 1.25. This means your NOI must be at least 25% higher than your monthly debt payment. Some lenders for multi-family properties may accept 1.20, while more conservative lenders or high-risk properties may require 1.35 or higher.

DSCR Example Calculation

Scenario: You want to purchase a rental property.

  • Monthly Gross Income: $10,000
  • Operating Expenses: 25%
  • Vacancy Rate: 5%
  • Loan Amount: $800,000
  • Annual Interest Rate: 6%
  • Loan Term: 25 years (300 months)

Step 1 — Calculate NOI:

NOI = (1 − 0.25) × (1 − 0.05) × $10,000 = 0.75 × 0.95 × $10,000 = $7,125 / month

Step 2 — Calculate Monthly Debt Service:

r = 6% / 12 = 0.5% = 0.005; n = 300

M = $800,000 × 0.005 × (1.005)³⁰⁰ / ((1.005)³⁰⁰ − 1) ≈ $5,155 / month

Step 3 — Calculate DSCR:

DSCR = $7,125 / $5,155 ≈ 1.38

Interpretation: A DSCR of 1.38 is good and meets most commercial lending requirements. The property generates 38% more income than needed to cover the debt.

Key Terms Explained

Net Operating Income (NOI)

NOI is the total income generated by a property after deducting operating expenses but before deducting debt service payments and income taxes. It represents the actual cash the property produces. Operating expenses include maintenance, insurance, property management fees, utilities, and repairs — but NOT mortgage payments.

Debt Service

Debt service is the total amount of money required to cover the repayment of a debt — both principal and interest — for a given period (usually monthly). For a standard commercial mortgage, this is the regular monthly payment that includes both the interest accruing on the outstanding balance and the portion that reduces the principal.

Gross Income vs. NOI

Gross income is the total potential rental income if the property were fully occupied at the stated rent. NOI accounts for two reductions:

  • Operating Expenses — costs to run and maintain the property
  • Vacancy — the expected percentage of time units are unoccupied

Formula: NOI = (1 − Expenses%) × (1 − Vacancy%) × Gross Income

DSCR vs. LTV (Loan-to-Value)

DSCR and LTV are both used by commercial lenders, but they measure different things:

  • DSCR measures cash flow adequacy (can the property pay its debts?)
  • LTV measures collateral coverage (how much equity is in the property?)

Commercial lenders typically require both a minimum DSCR (usually 1.25) and a maximum LTV (usually 75–80%) before approving a loan.

Cap Rate Calculator Connection

DSCR and Cap Rate (Capitalization Rate) are complementary tools for real estate investment analysis. The Cap Rate = NOI / Property Value, while DSCR = NOI / Debt Service. Together, they help you evaluate whether a property is both fairly priced and capable of generating enough income to service its debt. A high cap rate with a low DSCR might indicate that the property is over-leveraged.

FAQs

What DSCR do lenders typically require?

Most commercial lenders require a minimum DSCR of 1.25, meaning your NOI must be 25% greater than your total debt service. However, this varies by lender and property type:

  • Multi-family housing: 1.20–1.25 minimum
  • Commercial real estate: 1.25–1.35 minimum
  • Hotel/hospitality: 1.35–1.50 minimum
  • SBA loans: 1.25 minimum typically required
Can DSCR be negative?

DSCR is calculated as NOI divided by Debt Service. Since both values should be positive numbers, DSCR itself is always positive. However, if NOI is negative (the property is losing money before debt payments), the DSCR would be negative — indicating a severely distressed investment that cannot cover any of its debt obligations.

How can I improve my DSCR?

There are several strategies to improve DSCR:

  • Increase rental income — raise rents or reduce vacancy rates
  • Reduce operating expenses — lower maintenance costs, negotiate better insurance rates
  • Reduce debt service — lower interest rate, longer loan term, or larger down payment
  • Pay down principal — reduces monthly debt service over time
Is DSCR used for personal loans?

DSCR is primarily a commercial lending metric. For personal loans and residential mortgages, lenders typically use different metrics such as Debt-to-Income ratio (DTI), credit score, and employment history. However, some private lenders now offer "DSCR loans" for real estate investors — these loans qualify based solely on the property's DSCR rather than the borrower's personal income, making them attractive for self-employed investors or those with complex tax situations.

What is a DSCR loan?

A DSCR loan is a type of real estate investment mortgage that qualifies borrowers based on the rental income of the property rather than the borrower's personal income. These loans have become increasingly popular among real estate investors because:

  • No personal income verification required
  • Suitable for self-employed investors and those with complex tax returns
  • Can be used for multiple investment properties
  • Faster approval process compared to traditional mortgages

Lenders offering DSCR loans typically require a minimum DSCR of 1.0–1.25 and a larger down payment (20–25%).
